The Risk
Asbestos is a material that was used in building work before the year 2000. It was often mixed with cement and can be found in places such as corrugated cement roofs.
Some of our buildings and homes may contain asbestos containing materials (ACM) due to the year they were built.
Asbestos can cause serious and fatal illnesses if disturbed. However, these illnesses may not show for a long time.
Undisturbed asbestos is often safe where it is, but we need to complete safety checks and inspections before we complete any work that could potentially disturb asbestos.
The Law
Effective control and management of asbestos is required by Health and Safety law in common areas and commercial premises such as offices and factories.
What we do
As your landlord we are required to complete asbestos surveys for communal parts of our buildings. The survey will establish where asbestos is likely to be, the condition of the material as well as the likelihood of it being disturbed.
We keep a register of all the known asbestos and inform our contractors of this before they complete works.
If we are planning to complete any refurbishment works in your home, we will instruct an asbestos survey before we complete the work to ensure we understand and manage the risk.
What you need to do
If we arrange an asbestos survey in your home, allow access to all the parts of your home the inspector needs access to.
Do not complete any works that may disturb walls, ceilings, or boxing without checking your tenant’s handbook for more information.
